TWIN CREEKS VILLAS HOMEOWNERS ASSOCIATION ANNUAL MEETING

January 12, 2015

CALL TO ORDER – President, Kevin Johnson, called the meeting to order at 6:30 p.m.

                Twenty homeowners/residences were in attendance.

MINUTES – Georgia Rush moved, Vivian Janne seconded a motion to approve the minutes of the January 13, 2014 Annual Meeting Minutes.  Motion Passed.

TREASURER’S REPORT – Bill Rush, Treasurer, distributed Balance Sheet as of December 31, 2014; P & L vs. Actual January through December 2014; P & L Budget Overview January through December 2015;   Treasurer’s Report was filed for audit.  (attached)

                Also reported:  2015 HOA dues remain $950 which does include weed/fertilizer service from Lawn America; budget proposed for 2015 remains the same as 2014.  Reserve accounts allocated $2,000 to the fence and $1,000 to streets. 

COMMITTEE REPORTS

                Nominating Committee – Jim Colgan presented 2015 slate for board of directors:  Kevin Johnson, Bill Rush, Michael Bennett, Larry Johnson, Jan Rusher, David Miller, Jim Colgan, Holly Minter, and Gill Nickles.  Jim moved to accept the slate of directors, Keith Janne seconded the motion.  Motion Passed.   Jim thanked Mark Davis and Ed Heffern for their service.  Both board members asked to step down from board positions for 2015.

COMMITTEES - President Kevin Johnson reported on the following committee activities for the 2014 year:

                Architectural Committee:  reminder of basic rule to seek approval for any exterior changes including landscaping, painting, roofing, etc. that can be viewed from the exterior or anything that could possibly affect  a neighbor’s home, (ie: drainage, view, etc.)  Architectural approval request forms are available. 

                Fence:  the committee is trying to maintain fence with minor repairs as needed until such time the reserve account will support replacement.

                Streets & Curb:  street cracks have been sealed and re-inspected.  As with fence, minor repairs will continue with reserve account in place when further repair becomes necessary.

                Landmark:  mowing, seasonal entry flowers, plants and mulching.  Cost for 2015 remains the same.

                Lawn America:  fertilization/weed control, cost remains the same for seven applications.  If there are questions, please inquire directly to Lawn America for individual needs.

                Gate:  electrical work seems to have gate working properly at this time.

                Watering system:  Landmark is in charge of programming the watering for the common property (entry areas).

                Seasonal Decorations (Christmas):  Lighting will be installed in 2015 by Pro Lights for $350.

                Snow Removal:  Rule of thumb, if greater than 4” of snow accumulation, Lawn America will plow the streets.

OTHER/ANNOUNCEMENTS – Jim Colgan addressed questions regarding the neighborhood home in foreclosure.  The property owes our HOA $950 in 2014 past dues.  It is hoped that when a new owner takes title to the property payment of back HOA dues will be part of the transaction in good standing.  For now, Treasurer, Bill Rush, has listed the $950 as a loss.
